Computer Sciences Corporation Austin Headquarters Project

Representation of Computer Sciences Corporation in its successful negotiations with the City of Austin to lease three city blocks for the development of three buildings consisting of a total of 700,000 square feet of headquarters space for CSC’s Financial Services Division in the City of Austin.

The transaction involved land use entitlements, long term ground leases, the negotiation of $35 Million in governmental incentives, retail subleases, a view corridor easement, design standards for the surrounding area, a chilled water services agreement, and power contracts. We served as the chief negotiator for the client as well as the primary drafter of the key documents. The transaction involved direct discussions with the Mayor of Austin, members of the Austin City Council, Austin community leaders and the City Manager, consultations with all key executives of the client, including the CEO, Chief Financial Officer, the General Counsel, and its Facilities Development Department and involved dealings with architects, engineers, contractors, public relations consultants, realtors, and local attorneys.
